What does a quantity surveyor do on a development project?
A quantity surveyor (QS) manages the cost side of a construction or refurbishment project. They prepare the initial cost plan, monitor spend against budget as the works progress, value completed work for payment certificates, and flag cost variances early. The QS keeps the project financially on track from budget through to practical completion.
When should I bring in a QS on my project?
Ideally before you commit to the deal. A QS can build a realistic cost plan at the appraisal stage — covering works, contingencies and professional fees — so you know what the project really costs before you buy or start building. Bringing the QS in early prevents the most common problem: discovering halfway through the build that the budget was unrealistic.
What is the difference between a cost plan and a budget?
A budget is a broad target figure. A cost plan is a detailed, itemised breakdown of every cost element — works, preliminaries, contingencies, professional fees, and statutory costs — built from the specific scope of the project. A cost plan gives you cost certainty; a budget gives you an estimate.
Can QS services work alongside development finance?
Yes. Lenders often require a monitoring surveyor to sign off staged drawdowns on development finance. Our QS services can support that process, keeping the cost plan and the lender's drawdown schedule aligned.
