Commercial mortgage FAQs
What is the difference between owner-occupier and commercial investment mortgages?
An owner-occupier mortgage funds the purchase of a property that you will trade from yourself — the lending is underpinned by your business and its cash flow. A commercial investment (or commercial buy-to-let) mortgage funds a property you will rent out to a tenant — the lending is underpinned by the rental income and the strength of the lease.
What LTV can I get on a commercial mortgage?
Most commercial mortgages go up to 75% LTV, meaning you fund the remaining 25% through a deposit or equity. Some specialist lenders will go higher on strong cases. We search the whole-of-market panel to find the right LTV and rate for your deal.
How is affordability assessed?
For owner-occupier cases, affordability is based on your business accounts and cash flow. For commercial investment cases, it is based on the rental cover — the rent the property generates relative to the mortgage payments. Lenders typically look for a rental cover ratio of around 1.25x or higher, depending on the lender and the property.
What terms are available on a commercial mortgage?
Commercial mortgage terms typically range from 2 to 25 years, with interest-only or capital-repayment options. Shorter terms and interest-only periods suit investors planning a refinance or exit, while longer capital-repayment terms suit owner-occupiers spreading the cost. We structure the term around your goals.
Can I get a commercial mortgage on a leasehold property?
Yes. Commercial mortgages are available on both freehold and long leasehold properties, including owner-occupier leaseholds. Lenders will look at the length of the lease remaining and the strength of the tenant or business. We will advise on the right lender for your leasehold structure.
